What is a home measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, an appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they walk the property, they mark the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area and the general layout of the house. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services necessary?

Tax records frequently reflect inaccurate square footage because the values can come from several sources, and sometimes go unverified — meaning you may be taxed for more square footage than you own! Unless an appraiser has completed a recent evaluation or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing what you're taxed.
